FEES 2025

APPLICABLE TO SALES

Type of mandate – Fees

  • Simple mandate: 6% of the sale price*
  • Semi-exclusive mandate: 4.5% of the sale price*
  • Exclusive mandate: 4% of the sale price*
  • Exclusive CROISSANTIMMO mandate: 3.5% of the sale price**

* with a minimum of €7,000 excluding garages

** with a minimum of €15,000 excluding garages

These fees represent the maximum percentages for our services and include 20% VAT.


APPLICABLE TO NEW DEVELOPMENTS

Fees are defined per unit and per developer according to their pricing policies and may vary.

Fees are borne by the seller and include 20% VAT.


APPLICABLE TO RENTALS

Residential rentals (law 1989 – unfurnished 3-year lease / furnished 1-year lease)


Fees borne by the landlord:

  • Simple mandate: 6% of the annual rent excluding charges (includes property visits, tenant file preparation, and lease drafting) + €3/m² for the inventory of fixtures
  • Exclusive mandate: 5% of the annual rent excluding charges (includes visits, tenant file, and lease drafting) + €3/m² for the inventory of fixtures

Fees borne by the tenant:

  • €10/m² including VAT (property visits, tenant file preparation, and lease drafting) + €3/m² for the inventory of fixtures

These fees represent the maximum applicable percentages and prices and include 20% VAT.


Property Management: 7% including VAT of total receipts.

Fees are borne by the landlord and include 20% VAT.


Short-term rentals: 18% including VAT of the rent.

Fees are borne by the landlord and include 20% VAT.

According to request and quotation.


AUTHORIZATION AND GUARANTEE

Professional card No. CPI 83032022000000027: “Transaction on buildings and business assets. Property management” issued by the Chamber of Commerce and Industry of Var in accordance with Law No. 70-9 of 2 January 1970, regulating the conditions for certain real estate and business activities.

Financial guarantee: €120,000 for real estate and business transactions and €120,000 for property management, subscribed with Galian Assurances.

Professional liability insurance: RCP Galian Courtage / MMA IARD Assurances Mutuelles.
